When building a custom home, one of the most significant choices you will make is the layout of your home. We know this can be a stressful process-but we are here to help you make the right choices for your lifestyle. Below are our top 5 tips when choosing your layout. 

1.    EVALUATE YOUR LIFESTYLE & CHOOSE A FLOORPLAN THAT FITS IT 

There are pros and cons to every floorplan. Open floor plans have become very popular for their flexibility and space. A few other factors that you should consider are: family size, children ages, is this a forever home? All of these things play a major factor in the design of your layout. Most families with young children prefer the bedrooms and bathrooms grouped together. This makes late nights with a newborn and sleepless toddler much more manageable. As children grow into their teens they will need more “private” space. We love upstairs “FROGS” (Front Room Over Garage) spaces for this. We always recommend that you evaluate your current floor plan and make a pros and cons list. We can help you evaluate this list and make the right choices for your next home.  

2.    HOW OFTEN DO YOU ENTERTAIN?

Many modern floor plans are focused on hosting and welcoming guests. Wide foyers and open living and dining spaces are prominent in most floor plans. If you find yourself wanting more privacy, we recommend a formal dining and/or living space off your foyer. This gives you the ability to welcome guest without bringing them all the way into your home. 

3.    SINGLE STORY OR MULTI-STORY 

Single-story homes are highly sought after because of their lifestyle longevity as well as their quietness. Most single-story homes group the public rooms in the middle while the bedrooms can be found on either “wing” of the home. Being on the coast, sometimes multistory homes host major advantages. When you raise a home up typically you will see many advantages in your views. A second story deck may host better views than at ground level. This is definitely something to think about when designing your floorplan.  

4.    DO YOU NEED SPECIAL ACCESSIBILITY or EXTRA SPACE?

Do you plan on having a live-in family member? Their accessibility and living space are something that should be evaluated. Wider hallways, in-law kitchens, etc. should all be thought of. Families change over the years—you may not need this extra space now, but you might later. 

5.    IS HAVING OUTDOOR LIVING SPACE IMPORTANT? 

Most floorplans will include an outdoor living space. Being in the coastal Carolinas, outdoor living space tends to be very important to our clients. Customizing this space with screened in porches, lanais, BBQs, pools and other amenities are all things that should be thought of when finalizing your plan.
